    Getting started

What Landlodz does and how to take the first step.

    What is Landlodz?

Landlodz (Pty) Ltd is a registered South African planning services company. SACPLAN-registered town planners take your land use application - rezoning, consent use, subdivision and more - from a free consult through to lodgement at the municipality, and follow it up until a decision is issued.

    About Landlodz
Do I need to create an account?

No. You book the free consult with your contact details only. Your planner then keeps you updated directly by email and WhatsApp - there are no portals or logins to manage.

How do I book the free consult?

Click 'Book a free consult' on any page and fill in the short four-part form: your contact details, the property and what you want to do, how and when you'd like to be contacted, and a final check. You get a confirmation email straight away and a registered planner contacts you directly.

I'm not sure which application I need. What should I do?

That is exactly what the free consult is for. Leave the application type empty in the form and describe what you want to do with the property. The planner confirms the right route - and sometimes you don't need an application at all.

    Is the consult really free?

Yes. The initial planner consult costs nothing and does not commit you to anything. You only pay once you choose to go ahead with a service, after you have received the quote.

    Which areas do you cover?

Every municipality in South Africa. We lodge directly with the metros. For every other local, district or rural council, we first confirm that council's lodgement route and requirements and tell you before anything is filed.

    Pricing and payment

What things cost, what is included and how you pay.

How much does an application cost?

Land use applications start from R 15 480, depending on the application type. Prices are indicative starting points for a single parcel; your planner confirms the final quote once scope and complexity are known, before you pay anything.

    See every application price
    Why do prices say 'from'?

The starting price covers a straightforward application on a single parcel. The quote can be higher when there is more than one erf, when the municipality asks for specialist studies, when objections need a formal response, or when a council has extra requirements. You always see the quote before you pay.

What does the application fee cover?

Planner intake and review of your property, the SPLUMA-aligned motivational report and full supporting document pack, a 12-point planner verification before anything is submitted, lodgement with the municipality, follow-up until a decision is issued, and direct updates from your planner.

Example: what the rezoning fee covers
    Are municipal fees included?

No. The municipal application fee is set by each municipality and is separate from the Landlodz fee. Your planner tells you the amount before lodgement.

    Compare municipal fees
    Do you charge VAT?

No. Landlodz is not currently registered as a VAT vendor, so no VAT is added to our fees.

    How do I pay?

Landlodz emails you a pro-forma invoice. You pay by EFT into the Landlodz company account shown on the invoice, using your invoice number as the reference, and email your proof of payment to consult@landlodz.com. Landlodz has no card checkout and will never ask for card numbers, banking passwords or one-time PINs.

    How we invoice
    When does work start?

Work begins once the payment reflects in the Landlodz account and has been verified. We email you when your payment is received.

Can the invoice be addressed to my company or trust?

Yes. Email consult@landlodz.com with the details within 14 days of payment and we will re-issue the invoice.

    Applications and timelines

What happens after you pay, how long it takes and what you need.

How long does an application take?

It depends on the application type and the municipality, which sets its own timelines for advertising and decisions. As a rough guide: a departure is typically 3–6 months, a consent use 4–8 months, a subdivision 6–15 months and a rezoning 9–18 months. Your planner gives you an estimate for your property at the consult.

What documents do I need to supply?

It helps to have the property address or erf number, a description of what you want to do, any plans or approvals you already have, and a copy of the title deed. Your planner drafts most of the application documents and tells you exactly which ones you need to supply - and how to get them.

    Example: documents for a subdivision
Do I need a zoning certificate?

Usually, yes. The zoning certificate is issued by the municipality, not by Landlodz. Your planner shows you how to request it; municipalities charge roughly R150 to R900 for it.

    What is a zoning certificate?
    Who lodges the application?

Your SACPLAN-registered planner lodges it with the municipality's land use management department, after a 12-point verification of the whole pack.

How will I know what's happening?

Your planner keeps you updated by email and WhatsApp at each stage, responds to every comment and request for information from the municipality, and tells you the outcome as soon as the decision is issued.

Can my neighbours stop the application?

Neighbours can object during public participation. Objections are considered by the decision-maker but do not automatically block an application; your planner responds to them on your behalf.

What if the municipality refuses the application?

Your planner explains the decision and your options. If you want to challenge it, we can lodge a formal appeal for R 5 160. Appeals have strict deadlines, so contact us as soon as you receive the decision.

    Pre-purchase property report

Know what a property allows before you buy: zoning, title deed conditions and the route to approval.

What is a pre-purchase property report?

A written opinion from a Landlodz planner on what a property is allowed to be used for, what could stop your plan, and which applications you would need. It covers the zoning certificate and scheme rules, title deed conditions and the SG diagram, overlays such as heritage or flood lines, and the risks.

    Pre-purchase property report in detail
    How much does it cost?

A standard report on one residential erf, done from records, is R 5 000. An extended report - commercial or mixed-use sites, more than one erf, or anything needing a site visit or approved building plans from council - is R 15 480. Farms, township land and large developments are quoted on consult.

How is it different from a Zoning snapshot or Potential report?

The Zoning snapshot and Potential report are research from public records. A pre-purchase property report is a planner's professional opinion, written for your plan.

    Does a report guarantee approval?

No. Only the municipality can approve an application. The report tells you how likely it is, what it would need and what could stand in the way.

    Property documents

Title deed copies and SG diagrams, retrieved for you.

What documents can you get for me?

A copy of the registered title deed (R 399) and the SG diagram (R 250), or both together for R 600. They are retrieved from Deeds Office and Surveyor-General records and emailed to you as PDFs.

    Order a document
    How long does delivery take?

Usually 1–3 working days from receipt of proof of payment, depending on how quickly the record can be matched to the property.

Do I need the erf number?

It helps, but it isn't required. Province, municipality and owner details are usually enough for us to match the property.

How to find an erf number
I've lost my original title deed. Can you replace it?

A copy from Deeds Office records is enough for most purposes, including planning applications. Replacing a lost original is a different process handled by a conveyancer through the Deeds Office - we'll tell you honestly if that's what you need.

    Refunds and disputes

When refunds apply and how to raise a billing question.

    Can I get a refund?

Refunds depend on how far the work has gone. No refund is payable once an application or appeal has been formally lodged with the municipality, and an unfavourable municipal decision is not grounds for a refund - the service is to prepare and lodge a compliant application, not to guarantee approval. The full rules are in the Refund Policy.

    Read the Refund Policy
What if Landlodz makes a mistake?

If an application is rejected because of a Landlodz error - for example a missing mandatory document, the wrong property or the wrong application type - we first offer to correct it and relodge at no extra charge. You can ask for a refund instead.

How do I request a refund or raise a billing question?

Email consult@landlodz.com from the email address you booked with, quoting the property address and application type, and tell us the reason. We acknowledge your request within 1 business day. Approved refunds are paid by EFT back to the account the payment came from.

    Safety and privacy

Paying safely and how we handle your information.

    Who should I pay?

Only Landlodz (Pty) Ltd, into the company account shown on your Landlodz invoice. Planners working on your matter never invoice you or take payment in their own name. If you receive an invoice or banking details from any other name, don't pay it - report it to consult@landlodz.com.

    Fraud prevention
    Are your planners registered?
