The service
What an appeal is
If the municipality refuses your application, or approves it with conditions you cannot live with, SPLUMA lets you appeal the decision. Neighbours and other affected parties can appeal an approval too.
Appeals have strict deadlines, usually counted from the day you are notified of the decision, so contact us as soon as the decision letter arrives.
Included
What the fee covers
- Review of the decision, the reasons given and the conditions imposed
- Advice on whether an appeal is the best route, or whether a fresh or amended application would do better
- An appeal memorandum setting out the grounds of appeal
- Lodgement with the municipality's appeal authority within the deadline
- Follow-up and updates until the appeal authority decides
Not included
Billed separately
We tell you about each of these before it is incurred.
- Any municipal appeal fee - set by the municipality and invoiced at cost
- A new or amended application, if that turns out to be the better route

How you pay
Landlodz emails you a pro-forma invoice with the quoted fee. You pay by EFT into the Landlodz company account shown on the invoice, using your invoice number as the reference, and work starts once the payment reflects. Landlodz is not VAT-registered, so no VAT is added.
Questions
Common questions
Is the appeal fee part of the application fee?
No. The appeal is separate from the original application and has its own pro-forma and final invoice.
Can you appeal a decision on an application someone else lodged?
Yes. Book a free consult with the decision letter and the planner will tell you whether you can appeal and how.
