Lodge a land use
application. Submitted by registered planners.
A registered town planner drafts your SPLUMA-compliant pack and lodges it directly with your municipality, then keeps you updated at every stage.

About Landlodz
Land use applications, done for you - from intake to approval.
Landlodz is an online service that helps property owners, developers and agents apply to their municipality for rezoning, subdivision, consent use, building plans and other land use approvals. Tell us about your property, choose what you need, and a registered South African town planner prepares the full application to SPLUMA standards.
How it works
Three steps from application to municipal decision.
Choose your application
Pick the SPLUMA application type you need and enter the property address. We pre-fill zoning, erf and parcel data from your municipality where it is published online, and our planner captures it for the rest.
Planner drafts the pack
A SACPLAN-registered town planner prepares the full SPLUMA pack - motivational report, site development plan, supporting documents and municipal forms - tailored to your local by-law.
We lodge & follow up
We lodge directly with the metros. For every other local, district or rural council, we first confirm that specific council's lodgement route and requirements, then come back to you with the full, honest detail before anything is filed - and our planner follows up on every comment, RFI and decision from there.
Application catalogue
Indicative from-price by application type.
Starting price per SPLUMA application type, and for a planner's pre-purchase property report - municipal lodgement fees are charged separately, at cost. Final quote is confirmed on consult once scope and complexity are known.

A quick preview: 6 of 8 application types plus the pre-purchase property report. Prices are indicative starting points for a single parcel.

A rotating selection of recent reviews from owners, developers and small businesses across South Africa who lodged through Landlodz.

Bought a small erf in Pinelands last year hoping to put up two cottages at the back for my mom and my sister. The City sent me from pillar to post for almost two months - one official said rezoning, the next one said consent use, another wanted a departure. I was losing my mind honestly. My cousin sent me the link to this thing one Sunday evening. By Wednesday a planner phoned me back, told me it's actually a consent use plus a minor departure, nothing more, and that was that. Lodged it inside two weeks. Approved with the usual conditions about three months later. I just wish I'd found them before I paid the first firm a deposit.
Eish I was so stressed. The trustees at our scheme suddenly needed a site development plan for the new guardhouse because the existing one didn't show the boom relocation, and the AGM was in 10 days. A friend sent me this link on a Friday. By Sunday night I had a planner allocated, by the following weekend the draft pack was sitting in our Whatsapp group for the trustees to sign off. eThekwini approved without queries. Honestly thank you.
Lodged a special consent for a small guest house on the property in Walmer through this platform. The motivational report read like something a senior in the industry would write - because it actually was. NMBM came back with two queries, the planner handled both directly with the case officer, and we got approval just before the December season which was the whole point of starting in winter. Brilliant.
Subdivision of a family property in BCM. I'm based in Joburg so this had to work remotely or it wasn't happening at all. Everything from the consent letters from my siblings to the site plan and the locality plan was done through the platform. Approved. Will use again when we get to phase two and develop the back portion.
Quick and proper. Got the consent use through for my wife's home salon, no drama. Will use again.
